I'm Ryan Mitchell. I've spent 17 years in residential construction—the last 12 as a project manager running old-house renovations across Southern California. Gut rehabs of 1920s Craftsman bungalows. 1950s ranch expansions. 1960s mid-century split-levels. Everything in between. On weekends, I'm on my third personal fixer-upper in Pasadena, where I live with my wife Sarah and our two kids.
I write here because the renovation advice most people find online swings between Pinterest fantasy and contractor-bashing. Nobody tells you what the line item actually cost. Nobody admits what they overpaid for. Nobody shows you the invoice for the mistake they made so you don't have to make it yourself.

Outside the Renovation
Married to Sarah (high school counselor) for 14 years. Our son Lucas is 10 and loves the lumber yard more than I do. Our daughter Emma is 7 and has opinions about tile. I grill and smoke year-round—brisket, tri-tip, ribs, the full dad repertoire. I'm restoring a 1969 Ford F-100 in the garage that runs, mostly. And I volunteer as assistant coach for Lucas's Little League team at Brookside Park on spring Saturdays.

I write the opposite: what it actually cost, the wrong guess before the right fix, and the kind of advice you'd get from the friend who's done this a hundred times and won't let you make the mistake he already paid for.
